This Guest Rental Agreement is entered between the property owner and the guest. Terms and Conditions attached, or as shown on the marketing website, are made a part of this agreement.

RENTAL AND OCCUPANCY

The minimum age requirement for the rental is 25 years of age and reservation must be made in the guest’s name who is at least 25 years old and must occupy the property during the full reservation dates.

Check-in time is 3 PM. Check-out time is 11 AM. Early check-in and late check-out are subject to availability – additional charges may apply ( $50/ hr maximum of 2 hr on either case). Early check-in and late check-out requests are to be requested at 48 hours prior to arrival to prepare the vacation rental accordingly. A written approval need to provided by the property owner for it to take effect.

The total amount of adults and children must not exceed the maximum occupancy listed on the property website. No other occupants are permitted. All guests over the age of four years old (4) will be included within the maximum occupancy as defined by the governing municipality.

No children under the age of fourteen are to be left unattended in a unit or pool at any time. No special events of any kind are allowed, including but no limited to weddings, receptions, vow renewals, and birthday or anniversary parties. Falsely representing the number of people in the property or exceeding the maximum occupancy will result in eviction which will require that the guest immediately vacate the property without recourse. Refunds of any deposits or payments will not be issued and any costs associated with the guest being evicted will be charged to the credit card on file and/or pursued by legal means.

Full payment for the vacation rental is required no later than 10 days prior to the scheduled arrival date. If paying by credit card, your card will be charged at this time unless other arrangements are made. If payment is not received, your reservation will be canceled, and your deposit will be forfeited.

LIABILITY LIMITATIONS

Parents must always, supervise children when using pool facilities and the facilities of the development. homeowners accept no responsibility or liability for the failure of equipment in the rental property. After notification of equipment failure, Homeowners will resolve the problem in a reasonable and timely manner. Homeowners is not responsible for any lost or stolen items and is not responsible for any time left behind by guests.

Occupants of a property governed by a Homeowner’s Association or condominium association shall abide by all rules and regulations. Please park in designated areas ONLY. RVs, trailers, motor homes, boats, trucks, motorcycles, etc. are not permitted and are subject to towing.

DAMAGE WAIVER:

All rental rates include a nonrefundable damage waiver. Terms and conditions are available upon request.

BOOKING/Reservation Fee:

A 5% per night fee that is automatically built into your rental rate. Some amenities include discounted attraction tickets, concierge service, and 5% off of pool heat.

CHECK-IN

Check-in time is after 3 PM Eastern Time. Upon check-in please ensure that the property is cleaned and in good condition. Any issues due to cleanliness upon arrival must be reported to the Property Owner immediately. Early check-in may be available. If available, and upon request, we offer the following early check-in options that must be requested at least 24 hours in advance:

If a guest fails to arrange an early check-in, in advance with the property owner and is found in the property prior to the 3 PM check-in time. Guest will be charged an early penalty fee of $100.

Please be advised that early check-in is not available during Peak and Holiday seasons. It is the guest’s responsibility to report any deficiencies in inventory or damage to the property upon arrival and immediately informs the property owner to ensure that you are not held liable and charged for any damage/repairs/missing items.

CHECKOUT

Checkout time is 11 AM Eastern Time. If a guest fails to depart without a late checkout previously arranged, The property owner is unable to prepare and clean the home for the next guest arrival. Guest will be charged a late penalty fee of $100.

It may be necessary for the property owners and his staff to enter the premises in order to perform routine maintenance or repairs.

CHECKOUT PROCEDURES

I agree to complete the following prior to checkout and understand that if not completed, I will be charged an additional cleaning fee of $150.

Collect all trash in trash bags and place in the designated trash bins
Rinse and place all dirty dishes where you first get them.
Close and lock all doors and windows
Remove all debris and dishes from the pool and patio area
Place any furniture that has been moved back to the original location
Turn off all lights and then set air conditioning to 78 degrees

GARBAGE

Garbage must be bagged and placed in the provided containers. Containers MUST be taken to the curb and brought in on garbage pickup days. Recycle as much as possible: cardboard, paper, glass plastic and aluminum. Containers that have not been taken to the curb or returned to the proper location on the assigned days will result in a $100.00 fine.

LOST AND FOUND

Items left in the unit are returned to home owner and labeled with the date found and the name of the property. All items unclaimed after 90 days will be donated to charity. Guest agrees to defend, indemnify and hold owner harmless from any liability, claims, loss or expenses related to guest’s personal property.

ERROR AND OMISSION

Property owner reserves the right to cancel any booking made as a result of an error, omission or other unforeseen circumstance. This includes verbal, written or website errors which may affect the price, availability or type of property rented.

SMOKING

Smoking is not permitted for any of our properties. If there is evidence of smoking in the house, the guest credit card will be charged $500 to shampoo carpets/upholstery and dry cleaning.

PETS

Emotional Support Animals (regardless of paperwork) are not allowed free of charge at any vacation rental home properties. If a guest has an Emotional Support Animal and wants to stay with us, standard pet cleaning fees and pet-friendly homes will apply. Although Service animals, as defined by the ADA, are exceptions, Emotional Support Animals do NOT fall under this legislation and are not allowed.

INTERNET AND CABLE

In the event of any equipment malfunction, please call management during business hours as this does not constitute an emergency. No rent refund, credit or compensation will be paid for any nonperformance of appliances or equipment, including but not limited to pool equipment, appliances and Internet/WIFI access.

STARTER ITEMS

Linens and towels are provided by the manager and are not to be removed from the property. One towel set per guest will be provided in the rental property upon check-in along with starter items of paper and soap products, i.e.: One (1) full roll of tissue paper for each bathroom, one (1) roll of paper towels in the kitchen, laundry detergent, dishwasher soap, and hand soap. These items are not to be replenished throughout the rental period.

Swimming Facilities: I, and the rest of my party, in consideration of the use of the swimming facilities at the property (if applicable), hereby expressly assume all risks associated with our use of the swimming facilities and hereby release and hold harmless the property owner, and any and all parent companies, subsidiaries, affiliates, directors, officers, agents, employees, successors, and assigns (the “Releasees”) from and against any and all claims, damages, liabilities, costs, expenses, including reasonable attorneys’ fees, arising out of our use of the swimming facilities, whether or not caused by the negligence or negligent omission of Releasees, or any of them, including, without limitation, any personal injuries or damages to our property, notwithstanding the foreseeability of such injuries or damages, which may occur as a result of our use of the swimming facilities. This Release and Waiver of Liability shall be governed by the law of the State of Florida without reference to its conflicts of law rules. I warrant I am at least 21 years of age and that I have read and fully understand the foregoing terms.

Privacy Policy: I, and the rest of my party agree to the privacy policy set forth by Simply Florida Rentals.

A Cozy Pineapple Rental Policy Agreement

Welcome to A Cozy Pineapple Vacation Rentals. To ensure a peaceful and seamless stay for all our guests, please review and adhere to the following policies. By making a reservation, you agree to the terms outlined below.

Stay Duration

Short-Term Stays: 28 nights or fewer
Long-Term Stays: 29 nights or more
Minimum Stay: 2 nights required for all reservations
Maximum Stay: Based on availability and agreement

Guest, Pet, & Additional Service Policy

Maximum Guests: 4 guests per unit, including children
Cleaning Fee: $75 per booking
Pet Policy: Up to 2 well-behaved pets allowed per unit
Pet Fee: $50

Payment & Deposit Policy

Off-Peak Season Rate: $85/night (April 1 – October 31)
Peak Season Rate: $95/night (November 1 – March 31)

Short-Term Bookings (28 Days or Less)

Full payment must be received within 10 days of the booking date
No deposit required
If payment is not made within 10 days, the reservation may be canceled

Long-Term Bookings (29 Days or More)

A $500 deposit is required
Deposit must be paid within 10 days of the booking date
This deposit will be deducted from the total balance
Remaining balance must be paid before check-in
Failure to submit the deposit within 10 days may result in cancellation of the booking

Payment Reminders

For long-term bookings, a payment reminder email will be sent requesting the $500 deposit after booking is confirmed
Final balance must be paid prior to check-in according to agreed schedule

Early check-in or late check-out may be requested but is not guaranteed

Cancellation Policy

Free Cancellation: Up to 5 days before check-in
Non-Refundable: Any cancellation made within 5 days of the scheduled check-in will be charged in full
Long-stay cancellation policies follow the same structure
